This is a fully furnished house, ready to move in and includes everything that an Airbnb would include with the exception of the price!
As this is a short term rental The bills are payable to myself but there are smart metres so you can see your consumption.. This is my home and has been for many years. I invite guests in the house on a temporary basis whilst I’m out of the country. When I return I use it as home again… It has my things in it which some you are free to use as your own. I’m laid back and just ask you to treat it with the same respect as though it was your own.

APRIL PRICE REDUCED BY 20% OF BASE RENT MINUS £72 PER WEEK (£288 instead of £360 and then May and June are £360 per week)
Based on the entire rental period until 30th June
BASE RENTAL OF £360 PER WEEK – £1,560 per MONTH
Fixed bills to include Council Tax, Superfast FIBRE 200MBS Broadband, On Street Parking Permit for one car. Property Insurance, TV Licence = £98 per week (£14 per day)
+ Water, Gas and Electric at standard energy cap.
Off street parking in addition to visitors permit may be available at £20 per week

£200 – reservation deposit (whilst tenant checks are complete) and a further £800 on acceptance totalling £1,000 holding deposit which then becomes your damage deposit – payable by bank transfer in advance. Should you fail the tenant check you’ll receive a full refund. There is no admin fee.
Energy downpayment required – SPRING – £200
Cleaning fee – £75 if applicable (if you’d rather take care of this that is acceptable) – I just ask for it to be left in the same condition as you find it in.

I am extremely fair when it comes to damages deposits. I allow £50 per rental period in damages. Anything else will be deducted from your deposit but at all times a conversation will be had prior to any deduction.
References and standard property tenant check are required. You’ll be given a link to complete your ID checks on. If you are likely to fail these please talk to me beforehand.
Rent is generally payable in two instalments for the three month rental period. One before the rental starts and the remaining at week 5. However, depending on the circumstances this may change. In certain cases I ask for the entire rental upfront. This will be discussed before as part of terms prior to agreement and I will be reasonable at all times..
If anything happens before the rental begins that stops you from moving in I will work with you to find a solution and I will re-advertise the property and I will only charge for the vacant period and extra advertising costs.
IMPORTANT
You will be invited to stay as a GUEST on a TEMPORARY basis. The agreement will be. a lodgers agreement and a licence. This will NOT be a ‘FIXED TERM TENACY’. You will have use of the Kitchen, Toilets, lounge and bedrooms but this remains my official residence whilst i am away. This will be classed as a temporary accomodation and you may need to provide a permanent address. My items will remain in cupboards and one of the wardrobes will be full of my clothes locked up but you’ll have full use of the other one. My outside study / office will remain locked and you wont have access to that.
This is a lived in house. Please do not expect a five star luxury resort. It is qaint, full of character but it’s original beams are over 150 years old. We all have different standards as for as cleanliness are concerned. What I think is spotless you might think otherwise and vica versa.
